Truly unique opportunity to own a quintessential Victorian estate consisting of a historically-significant 4740 sq.ft. main house with 3 guest suites, formal gardens, and 4 separate dependencies: a 441 sq.ft. guest apartment and 3 2-bedroom homes: the 1115 sq.ft. Bungalow, the 775 sq.ft. 1920s Cottage, and a 1425 sq.ft. Hay Barn. Also a pool and pool house surrounded by almost 2 acres of impeccably landscaped gardens and water features. Linwood Inn currently operates as the premier Summerville bed & breakfast, plus 4 longer-term rentals. The rental spaces come fully-furnished and appointed for a turnkey transition should you desire to continue the business. Current owners offer to stay on to advise. The property would make an ideal family home, Airbnb, or wedding and event rental space. MAIN HOUSE Built 1883, 5 bedrooms, 5.5 baths, 4740 sq.ft Linwood Inn is located on the corner of Palmetto Street and Richardson Avenue in the heart of Historic Summerville, SC. You may access the estate from either of 2 driveways with separate parking lots for privacy between the main house and the rental homes. After meandering through a garden path, you're met with a Hollywood-perfect view of the main house. A deep full front porch accommodates rocking chairs and hammocks. The main entrance to the home is via a grand hall lit by antique crystal chandeliers and floored with antique heart pine. It is flanked by a formal drawing room and library. Each features architectural details such as graceful arches, bay windows, fireplaces and built-in shelves. To the left is the Owners' Suite. The master bedroom features another fireplace (one of 9 in the main house). The large master bath has dual sinks, a jetted tub plus glass shower and walk-in closet. An adjoining private sitting room and half bath occupy what was originally the enclosed sleeping porches. To the right of the hall is a formal dining room with yet another fireplace and built-in china cabinet. Behind this is a massive informal dining room and entertaining space open to a modern, wood-paneled kitchen. The kitchen has a gas stove, under cabinet lights, and a pot filler. A pantry accommodates storage plus and additional fridge and freezer. Very large utility/laundry room with full bath is behind and accommodates the operating space for the bed & breakfast. It would also make an ideal mud room. It opens to the trellised wrap-around back porch, a lovely place to enjoy the evening breezes and look over the gardens. The porch includes a potting station and sink in addition to ceiling fans and plenty of seating space. A cellar beneath the house can be used for storage or wine and a large shed behind the Bungalow provides further storage. BED & BREAKFAST SUITES Upstairs in the main house are 3 guest suites -- Courtney, Matthew, and Brandt -- as announced on decorative brass door knockers. They are connected by a landing outfitted as a reading room with bookshelves and window seat overlooking gardens. A refrigerator and microwave tucked into a closet makes this a perfect place to relax with morning coffee or afternoon tea. The current owners have installed new central heat, air and insulation throughout the bed & breakfast area. The Courtney Suite is a more feminine ladies or honeymoon suite. It features pale blue walls and a romantic fireplace. The charming Victorian bathroom/changing room has a claw foot tub, separate shower and even a fireplace. Staying here, you're transported back to another era. The Brandt Suite is a more masculine counterpart with navy walls and another fireplace. A ¾ bath connects it to a and bright and sunny beadboard-paneled sitting room (part of the original enclosed sleeping porches) that could also be a second bedroom. The Matthew Suite has 2 bedrooms, the first with a fireplace. A bath connects it to the second bedroom with 2 twin beds overlooking the pool. The resort-style saltwater pool was recently resurfaced. It is surrounded by a brick patio with plenty of room to lay out in the sun and hedges tall enough to provide complete privacy. It also includes a pool house with half bath. Nighttime lighting transforms the space into a true oasis as the sun goes down. HISTORY OF LINWOOD INN The main house was built in 1883 by Julia Drayton Hastie and her husband William Hastie. At that time, it was known as "Hastie House." The location was chosen because it was one block to the train station where William could take the "Best Friend" (the first passenger train in the US) to his insurance office at 44 Broad Street in downtown Charleston. It's also only 5 blocks from Main Street in Summerville. Julia and William lived there with her father, the Reverend John Grimke Drayton, who owned Magnolia Planation. He also brought camellias and azaleas from the gardens at Magnolia to Linwood's romantic garden. The kitchen, which now houses a separate one-bedroom unit, also dates to 1883. The house survived the earthquake of 1886 with some damage. In the late 19th century, the fresh air coming through the pines made Summerville internationally known as one of the best places to treat tuberculosis and other lung and throat disorders. Accordingly, around this time, sleeping porches were added to the house. They are now enclosed and comprise parts of the Owners' Suite and Guest Suites. Reverend Drayton died at Hastie House in 1891, at which time Julia inherited Magnolia Plantation. However, she continued to live at Linwood until 1901, then moved to Magnolia. In 1914, approximately 2 acres at the back of property were sold. This land had housed servants' quarters, a shed, stables and the stable yard. The Guest House was built in the 1920s and the Cottage in 1970. Peter and Linda Shelbourne bought the property in 1979. Linda is a Master Gardener and lovingly restored the gardens after Hugo in 1989. The couple has operated Linwood Inn as a bed & breakfast since 1995. GUEST HOUSES In addition to the main house bed & breakfast with 3 guest suites, Linwood Inn consists of 3 free-standing 2-bedroom guest houses and an efficiency apartment in the former kitchen on the ground level of the house. These are currently used as corporate or vacation rentals. There is a separate entrance to the property and parking lot for rentals, separating them from the main residence. All guest houses have laundry facilities and come fully furnished (including some antiques) and appointed, so visitors can move right in. HAY BARN Built 2007, 2 bedrooms, 2 baths, 1425 sq.ft. Built on the footprint of the original hay barn, this home has been lovingly and creatively fashioned with theming worthy of a Disney resort. It begins at the entrance, which is paved with a millstone and horseshoe embedded in the concrete. The interior is all wood-paneled. The living room is dominated by a 2-story brick gas fireplace reaching up to open ceiling beams. Barn doors lead into a full bath with a huge walk-in galvanized shower with dual heads that is "big enough to wash a pony." The barn details include a rake used as a towel-holder and a ladder for shower storage. The eat-in kitchen comes appointed with high-end stainless steel appliances, concrete countertops and a laundry closet. The downstairs "bunk room" has 2 twin beds, a built-in desk and window seat. A locally handmade spiral staircase rises to a king-sized sleeping loft and full bath. The headboard here is a door from the original property. A wall of windows opens to a private rooftop deck under a canopy of moss-draped oaks. At night, they are lit up like an outdoor cathedral, creating a great entertaining space. Listen to the soothing patter of rain on the double tin roof. The Hay Barn also has a covered carport. 1920S COTTAGE 2 bedrooms, 2 baths, 775 sq.ft. Step back into the age of the Great Gatsby in this home. It is approached via a path through the garden, past a tall magnolia tree and trellised gardens. There are quaint front and back screened porches off of the sitting room, which also has a wood-burning fireplace. Oak floors are on front porch as well as the interior of the home. The eat-in kitchen has granite countertops. There is a bedroom with a full hall bath. The master suite has a sunroom sitting area and 3/4 bath. All rooms are very bright. The back yard is very private, enclosed by a garden. BUNGALOW Built 1970, 2 bedrooms, 2 baths, 1115 sq.ft. This spacious home is also surrounded by beautiful gardens, including a private courtyard, back patio and garden. Hardwood floors. The kitchen features granite countertops and a breakfast bar, plus there is a large dining area. The living room has a potbellied stove and sliding glass doors that open to a screened porch. The master has a walk-in shower and laundry closet. GUEST QUARTERS Built 1883, 1 bedroom, 1 bath, 441 sq.ft. This suite is located on the main level of the house in the original kitchen. It has a separate entrance nestled in the parterre garden. Exposed brick walls and cypress ceiling beams top the king-sized bedroom/sitting area. There is also an eat-in kitchen with laundry closet and a full bath. GARDENS Linwood Inn is in the heart of historic Summerville in the Pines, nestled among century-old pines and magnolias. Carolina jessamine, wisteria and dogwoods add to the beauty and fragrance of its formal gardens. Owner Linda Shelboure is a Master Gardener who nurtured the almost 2 acres of the estate into 11 distinct garden rooms. The outdoor spaces are accessed by antique brick-lined sand pathways lined by crepe myrtles and azaleas. You may even wander past a piece of old Cooper River Bridge. Each space is deigned to unfold multiple layers to be discovered by visitors. Miniature roses surround the main house. A parterre garden was designed to be viewed from dining room above. Mill stones, pergolas, swings, statues, ponds, and fountains are sprinkled throughout, to the viewers' delight. Be sure to find the children's garden, goldfish pond, prayer garden, and secret garden with its "turtle tea party." Large grassy spaces are ideal for outdoor parties or event rentals. The 19th century iron gate is from a garden in Harrisburg, PA owned by the US Ambassador to Sweden appointed by President Abraham Lincoln. At night, extensive landscape lighting illuminates the gardens with a whole new magical feel. The Huger Playground (named one of the Top 10 Parks in Summerville, SC) is just across the street. The estate is part of the West End neighborhood community that contributes to improving its parks and common areas. And Linwood Inn is just a 4 block walk to Main Street Summerville with its shops and restaurants, should you desire to leave the enchanting grounds. • Best Garden for Inns in North America 2005 • Favorite B&B in Summerville, 2009-2
